Warren BlackWarren Black is owner of Rytech Water Damamge Restoration - First Coast in Jacksonville, Florida.  Prior to owning his own location, Warren worked as Operations Manager for RYTECH since 2004. He has served as Operations Manager for Clay, Duval, Nassau and Saint John's counties for the past eight years. Prior to 2004, Mr. Black worked as an implementation consultant with telecom Software Company in Atlanta, Georgia.

3 Ways to Prevent Mold Growth in a Flooded Home

To prevent mold growth in a flooded home, remember that the clock starts ticking as soon as water enters the house. Most experts agree you’ve got 24 to 36 hours before active mold growth begins in a wet indoor environment.  Flooding that affects an area of the house larger than 10 feet by 10 feet is not a do-it-yourself project. Therefore, one of your first priorities should be to make contact with a water damage restoration and mold remediation service. Don’t devote time to DIY efforts until after you’ve arranged for a professional to intervene ASAP.

Once qualified water damage assistance has been contacted, here are some priorities to prevent mold growth in a flooded home:

  • Relocate as many water-saturated items outside the house into the back yard or garage as possible. `A concerned homeowner noticed her front door mat was soaked and started to smell a musky odor in the front room of her newly purchased condo. After a few attempts to locate the source herself, she called a leak detection company for help. The company identified the source as a leak in a pipe in the wall behind the downstairs bathroom. The leak had slowly migrated to the front office and inside the wall leading to the front porch.

A plumber fixed the leak and advised the homeowner to call a water restoration company for a dry out. The homeowner had 2 restoration companies out to assess the job. Neither company had equipment with them when they arrived.

The homeowner said the musky odor was worsening, so she was concerned mold would begin to develop and expressed this to both companies. It seemed they were more concerned with rebuilding her condo – even in areas that were not affected – than drying out the areas that were.

She did not feel comfortable hiring them and decided to give Rytech First Coast a call. Not knowing the backstory to her situation, our crew arrived within hours, prepared and ready to work. The homeowner was impressed with the fact that we didn’t try to “sell her” on replacing “damaged” furniture and renovating areas that were not affected by the leak.

She found comfort in the fact that the focus of our work is water and mold restoration, not build backs or remodeling.

Our technician found high moisture readings in several areas and removed all baseboards and quarter round. A portion of the wood floor and drywall had been removed by the leak detection company. A small area of mold was beginning to appear near the exposed wall.

We throughly cleaned the area and took away all debris. Drying equipment was placed in all the affected areas. A check-up appt. was scheduled for following day.

After 3 days, all areas were dry except for the hardwood floors. Sadly, the floors were buckling and did not appear to be salvageable.

Running water leads to a moldy mess in Saint Johns FL – 34986

On Feb 10, 2021, our client explained to Rytech hat he was hearing water in the back area of his home where his guest bedrooms are located. He told us that he noticed his floors were buckling and he could hear running water. The customer said he called a plumber immediately who found the leak in the wall inside of the guest bedroom closet. The leak was quickly fixed, but our technicians found moisture in the drywall and the laminate flooring inside of the guest bedroom and second bedroom closet.  The drywall has already been cut inside the closet by the plumber before Rytech arrived. Our technicians were able to feel standing water underneath the tub and, inside of the closet the shelves were beginning to separate and warp. They needed to be removed. Rytech technicians quickly cleaned up the remaining standing water. 
Pictures of wet readings in all affected areas were taken with our moisture reading equipment. In the hallway and bathroom, elevated moisture readings were found in the drywall.
The two bedroom doors were sealed up with six mill plastic and ‘do not enter’ signs were taped to the containment door. The AC vents were sealed off and our techs began moving items out of the closets. We removed the remaining laminate in the guest bedroom and took all of the content placed it in the second guest room and it wrapped with six mill plastic.
Pictures were taken of the demo completed in the 2 closets.  Once the shelving was removed we cut two feet up on the affected walls to ensure complete removal of all mold from this water datama. The backside of the drywall above 2 feet had no mold and was clean. The studs were metal so we wiped them down with anti microbial wipes to ensure no future thread of mold. The exterior wall inside of the closet was removed and wooden studs and plywood were exposed. They were sanded and the wiped down with anti microbial spray to ensure no mold growth.

Finally, we opened up the wall inside of the closets to expose a cavity where the tub was installed. We sealed up  all of these areas with six mill plastic to avoid contaminated air from entering the environment. Equipment was cleaned, walls were scrubbed and the floors were sprayed and wiped. After the anti microbial cleaning, each room was fogged and the homeowners property was ready for testing to ensure all mold was remediated properly.

Rytech processed the claims for the homeowner directly with his insurance American Integrity Insurance and our homeowner was safe to return to his mold-free home!
